EICR Information. An EICR is an Electrical Installation Condition Report which can also be refered to as an Electrical Safety Certificate or Electrical Condition Report.

The Law on the EICR in Bath.

For new tenancies : from July 2020 you must have an EICR in place and it must be available for the tenant before the let commences.

For existing tenancies. You have until April 2021 to get your EICR in place unless your tenant leaves the property before this date and a new tenant is sought. In this case you need the EICR before the new tenant moves into the property as above.

Who do I need to provide a copy of the EICR to?

  1. The EICR must be given to the tenants before they occupy the property.
  2. If you replace the EICR you must provide them with the new report within 28 days of the inspection.
  3. If a tenant requests a copy of the EICR in writing, you must provide it within 28 days.
  4. Where the local authority requests the EICR you must provide them with a copy of it within seven days.
  5. Any prospective tenants who request a copy in writing must be provided one within 28 days.
